The Daly City BART station is a five-minute walk (approximately one block) from GENESIS – Station, providing direct rail access to San Francisco, the East Bay, and connections to the broader Bay Area transit network. The Bayshore Caltrain station is approximately 3 miles away (a 10-minute drive).

SFO is approximately 9 miles from GENESIS – Station (a 12-minute drive). Oakland International Airport is approximately 26 miles away (a 35-minute drive).

GENESIS – Station is a Class A laboratory and office high-rise. The building has been retrofitted with life science infrastructure and delivers research-ready environments to growth-stage biotech tenants.

Column spacing is 20 feet by 40 feet. Deck-to-deck heights are 13 feet 6 inches. Finished lab ceiling heights range from 8 feet 6 inches to 10 feet. Finished office ceiling heights are open to structure. Structural floor load is 80 pounds per square foot live load plus 20 pounds per square foot.

The building has four passenger elevators with a capacity of 3,500 pounds each, plus one service elevator with a capacity of 5,000 pounds. Elevator access to tenant floors is controlled by card reader.

Suites range from approximately 5,000 RSF to 48,000 RSF. The 48,000 RSF represents a full floor, while multi-tenant floors can be demised into suites as small as 5,000 RSF. Typical multi-tenant configurations include two suites of approximately 21,000 RSF and 27,000 RSF per floor.

Yes. Lab space at GENESIS – Station is available for immediate delivery. Prospective tenants should contact the leasing team for the current stacking plan and suite-level availability.

Yes. Full-floor tenants can occupy approximately 48,000 RSF, which typically supports 152 workstations, 18 private offices, 8 conference rooms, 19 modular lab benches, 10 lab support rooms, and 2 six-foot fume hoods in the standard single-tenant concept plan. These spec plans can be modified to fit custom needs for each life science user.

Yes. GENESIS – Station is designed to support scalable growth for companies moving from early validation through expansion. Because the building is multi-tenant across 400,000 RSF, tenants can pursue expansion within the same property. Growth pathways across the broader GENESIS portfolio in the Bay Area may also be available based on ownership, timing and availability.

GENESIS – Station supports BSL-2 laboratory operations.

Lab HVAC is designed for 12 air changes per hour (ACH), which meets standard requirements for BSL-2 wet lab operations.

Total building power is (3) 4,000 Amp and (1) 3,500 Amp, at 480 volts. Allocated plug load is based on the square footage leased. Emergency backup is provided by 2000 kW generator.

Lab suites are equipped with hot and cold water, compressed air, vacuum lines, safety showers, and emergency eyewash stations. The building is fully sprinklered for lab and office hazard classifications.

Yes. Each suite is capable of accommodating fume hoods ranging from 4 to 8 feet. Each suite has the ability to add additional fume hoods above our spec buildout based on tenant overall program.

Every GENESIS suite is delivered with an industry-standard modular benching system built on five components: adjustable work surfaces, mobile cabinets, adjustable shelving units, service units (supporting up to seven gas lines per side), and fume hoods. The system is pre-plumbed and pre-wired, allowing tenants to reconfigure their lab layout over the weekend as research needs change. This design is intended to minimize tenant downtime and reduce buildout cost.

On-site amenities include an upgraded main lobby, a fitness center with locker rooms, a shared seminar room, tenant storage, and 24/7 on-site security staff.

Yes. GENESIS – Station provides a dedicated shipping and receiving program with designated personnel who oversee incoming and outgoing freight, and deliver packages to tenant suites on a scheduled basis. Shipping and receiving operates Monday through Friday, 8:00 AM to 5:00 PM. Note: cold storage is not available within the shipping and receiving facility, so tenants expecting cold deliveries should have personnel available in their suite to receive them.

GENESIS – Station offers a parking ratio of 3.0 stalls per 1,000 RSF, housed in an adjacent seven-story parking garage.

The Westlake Shopping Center is approximately 1.3 miles from the property (a three-minute drive) and includes Trader Joe's, Target, Safeway, Walgreens, Chipotle, Starbucks, Panda Express, Jamba Juice, and additional food and banking options. Additional nearby amenities include Original Joe's Westlake, Lucky, Smart & Final, and multiple banks.

The building is staffed by 24/7 on-site security. Access to tenant floors is controlled by card reader at the elevators. Security cameras are installed throughout building entrances and exits. Tenant security systems operate independently of the house system, allowing each tenant to maintain their own access protocols within their suite.
